Who We Are
MGM Fire Protection Specialists is a professional passive fire protection contractor based in East London. We work with landlords, property managers, developers, main contractors and building owners across London and Essex to ensure their buildings are fully compliant, properly compartmentalised, and safe for occupancy.
Post-Grenfell and under the Building Safety Act 2022, the standards and legal obligations around passive fire protection have never been more demanding. We help you meet them — clearly, efficiently, and affordably.
£5,000,000 Public Liability Insurance — fully covered on every project. Certificate available on request.
What We Do
From initial survey to completed installation, we deliver the full spectrum of passive fire protection works. Every service is carried out to current British Standards, manufacturer specifications and Building Safety Act 2022 requirements.
Comprehensive inspection of all passive fire protection elements in your building — fire doors, compartmentation, fire stopping penetrations, cavity barriers, and structural elements. We produce detailed written reports with photographic evidence, non-compliance schedules, and clear remedial recommendations.
Book a SurveySealing service penetrations (pipes, cables, ductwork, conduits) that pass through fire-rated floors and walls. We use certified intumescent products including pipe collars, cable tray systems, fire-rated expanding foam, acoustic/fire sealant and mineral wool packing — all installed to manufacturer test evidence and LABC compliance.
Get a QuoteThird-party fire door inspections to BS 8214 and Approved Document B. Supply and installation of FD30, FD60, FD30S and FD60S certified doorsets. Remediation and adjustment of non-compliant existing doors including intumescent strip replacement, cold smoke seal fitting, hardware upgrades and frame gap correction. Large-scale fire door installation programmes are carried out with the support of vetted specialist subcontractors.
Book InspectionInstallation of linear gap seals at slab edges, cavity barriers within wall and floor voids, compartmentation boards (Promat, Rockwool Firepro, Gyproc FireLine) and bulkhead fire stopping. Essential in multi-storey residential and commercial buildings to prevent unseen fire and smoke travel through hidden cavities.
Get a QuoteIndependent expert advice on passive fire protection strategy for new builds, refurbishments, HMO conversions and change-of-use projects. Why Choose MGM
Qualifications & Competencies
Our qualifications cover the full passive fire protection spectrum — from inspection and surveys through to compliant installation. Every project is delivered by trained specialists with recognised industry credentials and practical site experience.
The Building Safety Act 2022 places new legal duties on "accountable persons" — landlords, freeholders and building owners. We help you understand your obligations, conduct the required passive fire surveys, and produce the documentation needed for your golden thread information record. Don't wait for enforcement — be proactive.
Why We're Different
Larger companies deliver volume. We deliver quality, communication, and accountability — every time, on every project.
No account managers, no handoffs. When you call or email MGM, you speak directly with the qualified professional doing the work. Faster decisions, clearer communication, better outcomes.
Every survey produces a full photographic report with itemised deficiencies and a compliant schedule of works. No vague recommendations — just clear, actionable findings you can act on immediately.
Every quotation breaks down materials and labour clearly. You see exactly what you're paying for. We don't inflate costs for remedial works we ourselves surveyed.
Based in East London, we know the local housing stock, building types, and the unique compliance challenges they present. Fast mobilisation, no travel markups across our coverage area.
Common Questions
Passive fire protection (PFP) refers to the built-in fire safety measures that are part of a building's structure — fire doors, compartmentation walls, fire stopping around service penetrations, cavity barriers and structural protection. Unlike active systems (sprinklers, alarms), passive fire protection works 24/7 without activation. It contains fire and smoke within compartments, protecting escape routes and giving occupants time to evacuate safely. Under UK Building Regulations and the Building Safety Act 2022, adequate passive fire protection is a legal requirement, not optional.
Under the Building Safety Act 2022, the "accountable person" — typically the building owner, freeholder, or managing agent — is legally responsible for identifying and managing fire safety risks, including passive fire protection. This includes commissioning regular surveys, maintaining records of condition and remedial works, and ensuring ongoing compliance. Failure to comply can result in enforcement action, prohibition orders, and in serious cases, criminal prosecution. If you're unsure of your obligations, contact us for a free consultation.
Under the Fire Safety (England) Regulations 2022, which came into force in January 2023, the responsible person for a multi-occupied residential building over 11 metres must undertake quarterly checks of all fire doors in communal areas, and annual checks of flat entrance fire doors (where access is possible). For all other buildings, fire doors should be inspected at least annually by a competent person, with more frequent checks in high-traffic areas. Our fire door inspection service covers all regulatory requirements and produces a compliant written report.
Our PFP surveys cover the full picture: visual inspection of fire doors (gaps, seals, hardware, signage, closers), checking service penetrations through fire-rated walls and floors for adequate stopping, assessing compartmentation integrity, checking cavity barriers where accessible, and identifying missing or damaged passive fire protection elements. Every survey produces a written report with photographs of all findings, a numbered deficiency schedule, and clear recommendations — ready to use for remediation planning or procurement.
Survey duration depends on the size and type of property. A typical 20-flat residential block takes around half a day for a fire door and common areas survey. Larger buildings or those requiring full compartmentation checks may take a full day or multiple visits. We'll give you a clear time estimate when you enquire. The written report is usually delivered within 2–3 working days of the survey.
We primarily serve London and Essex — including Newham, Tower Hamlets, Hackney, Barking & Dagenham, Waltham Forest, Redbridge, Ilford, Stratford, Canary Wharf, Docklands, Central London, Chelmsford, Brentwood, Basildon and surrounding Essex areas.
