Fire Door Inspection, Installation & Remediation

Third-party fire door inspections to BS 8214 and Approved Document B. Supply and installation of FD30, FD60, FD30S and FD60S certified doorsets. Remediation and adjustment of non-compliant existing doors including intumescent strip replacement, cold smoke seal fitting, hardware upgrades and frame gap correction. Large-scale fire door installation programmes are carried out with the support of vetted specialist subcontractors.

What is passive fire protection and why does it matter?

Passive fire protection (PFP) refers to the built-in fire safety measures that are part of a building's structure — fire doors, compartmentation walls, fire stopping around service penetrations, cavity barriers and structural protection. Unlike active systems (sprinklers, alarms), passive fire protection works 24/7 without activation. It contains fire and smoke within compartments, protecting escape routes and giving occupants time to evacuate safely. Under UK Building Regulations and the Building Safety Act 2022, adequate passive fire protection is a legal requirement, not optional.

Who is legally responsible for passive fire protection?

Under the Building Safety Act 2022, the "accountable person" — typically the building owner, freeholder, or managing agent — is legally responsible for identifying and managing fire safety risks, including passive fire protection. This includes commissioning regular surveys, maintaining records of condition and remedial works, and ensuring ongoing compliance. How often should fire doors be inspected?

Under the Fire Safety (England) Regulations 2022, which came into force in January 2023, the responsible person for a multi-occupied residential building over 11 metres must undertake quarterly checks of all fire doors in communal areas, and annual checks of flat entrance fire doors (where access is possible). For all other buildings, fire doors should be inspected at least annually by a competent person, with more frequent checks in high-traffic areas. Our fire door inspection service covers all regulatory requirements and produces a compliant written report.

What does a passive fire protection survey include?

Our PFP surveys cover the full picture: visual inspection of fire doors (gaps, seals, hardware, signage, closers), checking service penetrations through fire-rated walls and floors for adequate stopping, assessing compartmentation integrity, checking cavity barriers where accessible, and identifying missing or damaged passive fire protection elements. Every survey produces a written report with photographs of all findings, a numbered deficiency schedule, and clear recommendations — ready to use for remediation planning or procurement.

How long does a survey take?

Survey duration depends on the size and type of property. A typical 20-flat residential block takes around half a day for a fire door and common areas survey. Larger buildings or those requiring full compartmentation checks may take a full day or multiple visits. We'll give you a clear time estimate when you enquire. The written report is usually delivered within 2–3 working days of the survey.
